You will need:

  • A Building Conveyancing enquiry conducted by the ACT Planning and Land Authority (ACTPLA) which provides copies of the:
    • Building file summary sheet
    • Approved building plans
    • Certificate of Occupancy
    • Survey Certificate
    • Drainage plan
  • An Energy Efficiency Rating (EER) Report (information about the energy consumption and efficiency of a property)
  • A pre-sale Building and Compliance Inspection Report (information about the structural soundness of a property and whether structures on the land have been approved under the relevant legislation)
  • A pre-sale Pest Inspection Report (whether the property is affected by termites and/or other structural pests)

These are your declaration of your knowledge of the condition of the property, but legislation requires you engage an expert to produce the reports you present.
